THE POOL
When does the pool open for Summer and what are the Hours of Operation?
The pool opens in May each year, and closes in mid September. The hours are 8am to 10pm. Please click here for further information.
Can I reserve the Pool for Private Parties?
No, because the pool must stay available for all member residents.
Is the rumor true that Pool Duty Volunteers are needed?
Yes, we need help with the daily (light) maintenance of the pool, as it's not fully covered by our Pool Contractor. This is crucial, because if we don't have enough Volunteers, we will have to close the pool rather than risk the Health Department closing it for us, paying a fine, and then waiting for a reinspection to open back up. APPROVALS
Do I need the Board's approval for a fence, deck, backyard shed, patio, tree house, or other exterior change?
All improvements need Board approval. Residents wanting to make improvements should download the ARC form and submit it with the proper paperwork for Board approval.
I would like to make an addition or major change to my property. What do I need to do?
HOA approval is required to be submitted with your application for the final building permit. To get HOA approval, you will need to provide the builder's site plan and construction drawings (including setbacks and dimensions), along with the ARC form to the Board.

Fencing
Fencing must be approved via the ARC form. Fencing can not enclose the front yard. Chain-link fencing is prohibited.
Pets
Only dogs, cats and caged birds may be kept as pets, not more than two of each kind, and all must be kept on your lot.
Is On-Street Parking Allowed?
No, parking cars on the street for longer than an hour is prohibited. Because our streets are narrow, we must keep the streets as clear as possible for the use of school buses, sanitation trucks, fire and EMS, as well as for residents' use, and potential use of emergency vehicles such as the Fire Department.

Does the restriction on signs include those supporting my preferred political candidates? What about the first amendment?
Yes, the Synopsis Rules and Regulations prohibits the display of almost all types of signage including political signage. This is one of the few areas which homeowners have asked the association to actively enforce the restriction in order to maintain the appearance of the community, so we appreciate your cooperation. The Declaration makes limited exceptions for house numbers and customary "For Sale" signs when a home is offered for sale. HOAs are considered to be private organizations, and homeowners are judged to have voluntarily agreed to yield their right to display political signs if they choose to move into a community with such restrictions in place.

What is Silverleaf's policy on outside solicitors, and what should I do if they are seen in the neighborhood?
Silverleaf doesn’t have a policy per se. If you choose to open the door to any solicitors in the neighborhood, you should get the name of their company, and the service representative(s). If the solicitor makes you uncomfortable, you may post the information on the Silverleaf Facebook group page so that other people are made aware that there are solicitors to watch for and report.
I am putting my home up for sale. What do I need to do?
By state law, you will need to provide to your potential buyer a copy of the Declarations and the By-Laws, both of which are available for free download from this site. Your buyer and settlement company will also need to receive a Resale Certificate, which specifies the Maintenance Fee to be collected at settlement, along with other legally required information. You will need to contact the Board to allow them time to prepare the certificate. If you have a sales agent, they should be able to handle all this for you (but don't assume, ask them!).
HOA MANAGEMENT
How are HOA meetings structured?
There is an annual Home Owner meeting held every March. Beyond this, the Board may choose to have as many internal meetings as they feel are warranted to cover Board business. The website offers many methods to reach the board or management company via email.
How is the Executive Board set?
The Executive Board is made up of five members, who typically serve two-year terms. Any Member in the community may serve (although not more than one from the same property). The community is notified in the event of a vacancy via the website or annual meeting.

Is the HOA a non-profit?
Yes. It was structured this way so the organization does not have to pay taxes on the dues collected.

What does the Home Owners Association dues pay for?
In general, the HOA is responsible for uniformly enforcing the covenants, by-laws and regulations adopted by the HOA for the purpose of protecting the homeowner’s investment.

HOA DEVELOPMENT ISSUES AND COMPLAINTS
What is the procedure for issues or complaints? Are complaints confidential?
There is a formal procedure for this, and will require the submitter’s name, email address and phone number in the event additional information is needed. If you have a complaint or need to report an issue, please complete the online Form on the website. When the form is received, the Board will refer to HOA documents and take appropriate action. We feel if an issue is important enough to be reported, we need to know where the report came from. Therefore, these reports are not anonymous. However, we won't share who submitted the report unless required by law enforcement.
