For New Owners
Welcome to the Silverleaf Subdivision Neighborhood!
This page includes helpful information to settle into your new home.
HOA Documents: All documents such as our By-Laws, Rules & Regulations, Meeting Minutes, etc - can be found on the Documents page.
The HOA utilizes a property management company, Integrity Property Management, headed by Michael Hatchett. Most communication goes to Michael first, then he forwards what's needed to the HOA Board. You can leave a voicemail for Michael at (864) 270-0290.
We have a Facebook Group page. It's a PRIVATE group, you'll need to ask to join. One of our moderators will review and approve as soon as possible. Here's the Facebook link.
Events: Check out the Events Page to see what we have coming up.
Consider becoming a Volunteer - See the Volunteer page here. If you have the time, we always need residents to help keep the pool open by becoming a Pool Volunteer.
For your convenience, we’ve put together a group of maps as a Local Essentials Guide to help you find your way around. We've included maps to nearby schools, grocery stores, gas stations, parks, and urgent care centers. All maps are located at the bottom of this web page.
Our amenities include the POOL and children's playground located at 618 Laurens Drive. Pool fobs (keys) are required for pool entry; you should have received one from the seller. Click here for additional information about the pool.
HOA Meetings - If you're not the type to attend meetings, or aren't available, please consider completing a proxy form to let either the HOA President or a like-minded neighbor to vote for you. Proxy forms can be submitted any time of the year, but the most important time is just before the annual meeting, held each March. You can download the Proxy form here.
Paying HOA Dues: It seems it's about 50/50 that new owners to the Silverleaf Subdivision pay dues via the purchase's settlement sheet. So if your attorney handled this for you, great! But if not, paying late could cost you more. Please note the following details.
The HOA dues are due on or by May 1 each year (currently $400/year). The HOA holds an Annual Meeting for all homeowners during the first two weeks of March; the Annual Meeting package gets mailed out 30 days prior. Shortly after the Annual Meeting, a statement is mailed to all homeowners billing them for the next fiscal year of dues (May 1 - April 30). For home purchases occupied after March 15, the homeowner will have 45 days to pay the prorated dues from the time of closing. Dues will be prorated based on the number of months between closing and May 1 of the following year. Closings after the 15th of the month will exempt that month from the calculation of prorated dues. If dues are 90 days late, they become subject to a late fee - see the How to Pay Dues page for more details. Need help calculating your prorated amount? Please don't hesitate to contact the Property Manager.

We know it'll take some time to fully read all the Covenants and Restrictions (and the Synopsis). In the meantime, here are a few highlights:
- Park all vehicles in your driveway; our streets are narrow and we need to leave enough room for first responders to get by for the safety of everyone.
- Adding fencing and structures to your lot requires approval. You'll need to download the Architectural Request Form and turn it in to the board.
- Chain-link fencing is prohibited.
- Private Swim Parties are not permitted at the HOA Pool.
- Garbage cans, wood piles and clothes drying in yards must be inconspicuous from the street.
- Signage of any kind is not permitted to be displayed to the public view, except for professional real estate sign advertising for sale/rent.
